More Homes Hit the Market as Saskatchewan's Housing Market Heads Into Fall

Saskatchewan homebuyers are starting to see a little more choice as we head into the fall market. September marked the second consecutive month of improving inventory conditions, with more new listings and a slight increase in available homes compared to last year.

While this is encouraging news for buyers, Saskatchewan's housing supply remains well below historical levels, and demand continues to keep the market competitive.

Saskatchewan Housing Market Update

A total of 1,361 homes sold across Saskatchewan in September, down 11 percent compared to September 2025. Despite the year-over-year decline, sales remained strong at nine percent above the 10-year average.

On the supply side, 2,182 new listings came onto the market, an increase of five percent compared to last September.

Provincial inventory also saw a modest improvement, with 4,940 residential properties listed at the end of September. More than 900 of those homes were conditionally sold, leaving approximately 4,035 actively available properties heading into October.

Months of supply increased to 3.63 months, nearly 13 percent higher than September 2025. When accounting for conditional sales, the province had approximately 2.96 months of effective supply.

Although these numbers are moving in the right direction, Saskatchewan continues to experience a significant housing shortage. Inventory remains nearly 40 percent below the 10-year average, while months of supply are still 48 percent below historical norms.

For buyers, this means a little more selection and potentially more time to consider their options. However, the market remains competitive, especially for desirable properties in popular neighbourhoods and price ranges.

What Are Home Prices Doing?

Saskatchewan's residential benchmark price was $376,700 in September, down from $381,600 in August but still nearly three percent higher than September 2025.

The slight monthly decrease is consistent with typical seasonal trends as the market transitions from summer into fall.

Most communities across Saskatchewan continued to report year-over-year price increases, showing that housing demand remains healthy despite the recent improvements in inventory.

For sellers, this reinforces the importance of pricing a home correctly. With more listings entering the market, buyers may have additional options to compare, making presentation, condition and pricing increasingly important.

Saskatoon Real Estate Market Update

Here in Saskatoon, September brought another encouraging increase in new listings, although housing inventory remains limited compared to historical levels.

The city recorded 384 residential sales in September, down 10 percent compared to September 2025. However, sales were still more than eight percent above long-term historical averages for the month.

New listings increased by more than six percent year-over-year, marking the second consecutive month of growth in new listings for Saskatoon.

At the end of September, there were 1,053 residential properties listed in Saskatoon, with 236 already conditionally sold. That left approximately 817 actively available homes, representing just 2.13 months of supply heading into October.

Saskatoon's residential benchmark price came in at $439,600, down from $444,700 in August but still nearly three percent higher than September 2025.

While the increase in available homes is a welcome change, Saskatoon continues to have one of the tightest housing markets in the province.

What Does This Mean for Saskatoon Buyers and Sellers?

September's numbers suggest that the Saskatoon housing market may be starting to offer buyers a little more breathing room.

With new listings increasing for the second month in a row, buyers could see more opportunities as we move further into the fall. However, with only 2.13 months of supply, competition remains a factor, particularly for well-priced homes in desirable areas.

For buyers, having your financing in place and knowing exactly what you're looking for will help you take advantage of new opportunities as they come onto the market.

For sellers, Saskatoon's limited inventory continues to create favourable conditions, but as buyers gain more options, pricing your property correctly and making a strong first impression become even more important.

Looking Ahead to the Fall Market

After several months of historically tight conditions, the recent improvements in Saskatchewan's housing inventory are a positive sign.

More listings and slightly higher inventory levels are giving buyers additional options, while continued above-average sales show that demand for housing remains strong.

The big question heading into the final months of 2026 is whether these improvements will continue.

For now, Saskatoon remains a competitive real estate market, and conditions can vary significantly depending on the neighbourhood, property type and price range.
