Saskatchewan's Housing Market Sees More Choice as Conditions Begin to Shift

Saskatchewan's housing market continues to show signs of improvement as we head into the final months of 2026. October brought another increase in available homes and months of supply, giving buyers a little more choice after several years of historically tight market conditions.

While this is encouraging news, housing inventory across the province remains well below historical averages, and market conditions can look very different depending on the community, neighbourhood and price range.

Saskatchewan Housing Market Update

A total of 1,262 homes sold across Saskatchewan in October, down nearly 12 percent compared to October 2025. Despite the year-over-year decline, sales remained strong at nearly six percent above the 10-year average.

Looking at the bigger picture, year-to-date sales are still eight percent above historical trends, showing that demand for housing across Saskatchewan remains healthy.

On the supply side, provincial inventory increased by three percent year-over-year, while months of supply improved nearly 17 percent to 3.67 months.

These improvements are a positive sign for buyers who have been dealing with limited selection and increased competition over the past few years.

However, Saskatchewan's housing supply remains significantly below normal levels. Inventory is still nearly 39 percent below the 10-year average, and months of supply remain 46 percent below historical norms.

While buyers may be starting to see more options, we are still a long way from the inventory levels typically associated with a balanced market.

What Are Home Prices Doing?

Saskatchewan's residential benchmark price was $373,300 in October, down slightly from September but still three percent higher than October 2025.

The monthly decrease follows typical seasonal trends as the housing market slows heading into the colder months.

Despite the recent improvements in inventory, home prices remain higher than they were a year ago, reflecting continued demand across the province.

For buyers, this could mean a little more flexibility when searching for a home. For sellers, it highlights the importance of understanding current market conditions and pricing their property appropriately.

Saskatoon Real Estate Market Update

Here in Saskatoon, October brought some noticeable changes to the housing market.

The city recorded 363 residential sales, a 20 percent decrease compared to October 2025. While that may sound like a significant drop, sales were still in line with the 10-year historical average for the month.

Looking at the year as a whole, Saskatoon's year-to-date sales remain more than 10 percent above long-term historical trends.

New listings declined by nine percent year-over-year, but slower sales activity helped create a modest improvement in available inventory.

At the end of October, Saskatoon had 1,004 residential properties listed, with 224 already conditionally sold.

That left approximately 780 actively available homes, representing just 2.14 months of effective supply heading into November.

For the first time in years, Saskatoon is no longer Saskatchewan's most supply-constrained major market, reflecting the gradual changes taking place in local housing conditions.

Saskatoon's residential benchmark price came in at $431,700 in October, down from $439,600 in September but still nearly three percent higher than October 2025.

Although prices have eased slightly over the past couple of months, they remain higher than they were this time last year.

What Does This Mean for Saskatoon Buyers and Sellers?

October's numbers suggest that the Saskatoon housing market is beginning to shift, with slightly more inventory available and sales activity returning closer to historical levels.

For buyers, this could mean more opportunities and potentially less competition than we experienced during the busiest parts of the year.

However, with just 2.14 months of effective supply, Saskatoon remains a relatively tight market. Well-priced homes in desirable neighbourhoods can still attract plenty of interest, so being prepared remains important.

For sellers, the market continues to offer opportunities, but pricing and presentation are becoming increasingly important.

As buyers gain more options, homes that are priced appropriately and show well will have a stronger chance of standing out.

It's also important to remember that not every neighbourhood or price range behaves the same way. Some areas may continue to see strong demand, while others could experience longer selling times or more competition between listings.

Looking Ahead to the End of 2026

After several years of extremely limited housing inventory, Saskatchewan is beginning to see some encouraging improvements.

October marked another month of increasing supply, and while sales have slowed compared to last year's near-record levels, demand remains healthy when measured against historical averages.

Here in Saskatoon, the combination of softer sales and modest inventory gains could create additional opportunities for buyers heading into the final months of the year.

However, with inventory still well below normal levels, we aren't seeing a fully balanced market just yet.

As always, understanding what's happening in your specific neighbourhood and price range is much more valuable than relying on city-wide statistics alone.
